A Win for Transparency in Arizona Community Associations

A recent Arizona Court of Appeals opinion is worth noting for anyone who lives in a managed community.

In A Z N H Revocable Trust v. Sunland Springs Village Homeowners Association, the court addressed Arizona’s open-meeting requirements and reinforced that formal board votes and actions must take place in open meetings.

The opinion also makes clear that agendas need to provide meaningful information about the matters being discussed or decided. That does not mean confidential information has to be exposed, but it does mean homeowners should not be left guessing what community business is being handled.

Boards can still discuss certain private or legal matters in closed session.

But when it is time to vote or take official action, that needs to happen in an open meeting.

Agendas also need to give homeowners enough information to understand the general topic being discussed — not just a vague reference to a statute.

This is good news for transparency, accountability, and better-informed community participation.

📌 Update — April 25, 2026

Thank you again to everyone who participated in this year’s election and took the time to vote, ask questions, and stay engaged.

I’m excited to share that I was elected to serve on the Foothills Gateway Board. Thank you to everyone who supported me, encouraged me, or simply took the time to participate. I’m ready to get to work.

The transition has been a slower start than expected, but I anticipate gaining access to the information and board materials needed to begin reviewing current issues more directly this coming week.

My priorities remain the same: information that’s easy to find and understand, responsible use of shared resources, consistent care for maintenance concerns, and practical work on the issues that affect homeowners day to day.

I will continue using this site as an independent homeowner-run resource to share updates, organize information, and help neighbors better understand community matters.

If you have been waiting on yours, this is your sign to go check the mailbox.

Once yours arrives, take a few minutes to review the return instructions and make a plan to vote. Homeowner participation matters because board decisions affect all of us — from spending, maintenance, and safety to communication and the overall direction of our community.

Every ballot helps shape what kind of neighborhood we want to live in.

A quick update as we get closer to the Annual Meeting.

The meeting agenda appears to be posted again under the Resources tab.

For anyone planning to attend, the Annual Meeting is listed for Tuesday, April 21, 2026, with sign-in at 5:45 PM and the meeting beginning at 6:00 PM. The calendar listing currently shows 4:00 PM, so it may be worth reviewing the posted materials carefully.

From the neighbors who have reached out to me so far, ballots still have not arrived. With the meeting getting closer, homeowners may want to keep a close eye on their mail and review any election materials and deadlines as soon as they appear.

Arizona law requires absentee ballots to provide at least seven days between delivery and the return deadline.

When you receive your ballot, please review the instructions carefully and return it on time. I’ll continue sharing updates here as materials arrive.

You will also see a blue envelope from me in your mailbox in the coming days. I’ve been making a real effort to reach homeowners throughout the community, and my mailer is a simple introduction to who I am, why I’m running, and the kind of leadership I hope to bring to the board.
